The funding source constitutes 100.00% of state-owned or collective investment. The bidding scope and scale include a land area of 17521.25 square meters for the project plot, The land use nature of AT0211020 plot is Class II residential land (R2), with a plot ratio of ≤ 3.3. The calculated plot ratio building area is ≤ 58040 square meters, building density is ≤ 28%, green space ratio is ≥ 35%, building height limit is 65m, and building height must meet the clearance control requirements of Cencun Airport. (The final approval of the plan shall prevail). The specific requirements for supporting public services and municipal transportation facilities are as follows: 1 comprehensive cultural service center, 1 community (village) neighborhood committee (including underage care service points), 1 community (village) council hall, 1 community service station (including social work service points), 1 police station, 1 property management (including owners' committee), 1 kindergarten, 1 public toilet, 1 garbage collection station, and storage facilities. The maximum building height is about 65m, and the foundation design grade is Class A. The final decision shall be based on the formal planning conditions and approval requirements. The bidding content includes engineering survey within the land (including preliminary survey, detailed survey stage and advance drilling (to be confirmed by the tenderer according to the actual situation of the project after winning the bid), scheme design and preliminary design stage design, BIM forward design, and the design depth needs to meet the requirements of the government's competent department for preliminary design approval depth, including geotechnical engineering, geological exploration, foundation pit support design, foundation and soft foundation treatment design, construction detailed planning and design, building scheme design, preliminary design, budget preparation (including scheme design estimation and preliminary design budget), corresponding design work caused by policy changes or corresponding external condition changes, and design work related to the survey, scheme design and preliminary design stages of this project.
