Tender Notice for Design of Partial Land Development Project on the East Side of Baolong Avenue and the North Side of Sanhuang Road in Baohua Town (Qualification Review) I. Tender Conditions: The design of the partial land development project on the east side of Baolong Avenue and the north side of Sanhuang Road in Baohua Town has been approved for construction by the Government Service Management Office of Jurong City with the approval of Ju Xing Shen Investment [2023] No. 223, and the tenderer is Jiangsu Tairong Construction and Development Co., Ltd. The construction funds come from state-owned investment. The project has met the bidding conditions and is now open for bidding for its design. Jiangsu Tianyuan Project Management Group Co., Ltd. is entrusted by the tenderer to be specifically responsible for the bidding matters of this project. 2、 Project Overview and Bidding Scope (1) Project Location: Partial plot on the east side of Baolong Avenue and north side of Sanhuang Road in Baohua Town, Jurong City, Jiangsu Province (2) Project Scale: The construction and installation cost is about 300 million yuan, and the maximum design fee is 3.9844 million yuan (3) Design Period: 90 calendar days (4) Quality Standards: Qualified, in compliance with current national, provincial, and municipal regulations, standards, and policy requirements, and approved by relevant departments (5) This bidding project is divided into one section, and the bidding scope is as follows: The project is located on the east side of Baolong Avenue and north side of Sanhuang Road in Baohua Town. The total land area of the project is 47473.00 square meters (approximately 71.21 acres), and the land nature is residential land. The total construction area of the project is approximately 86399.30 square meters, including a capacity building area of 66461 square meters and a non capacity building area of approximately 19938.30 square meters. The project mainly involves the construction of residential buildings, supporting facilities, and underground structures, with a total investment of approximately 602.9987 million yuan. Design service content: mainly responsible for scheme design, budget preparation, construction drawing design, and post service of this project (including planning, architecture, structure, strong and weak electricity, water supply and drainage, fire protection, HVAC, sponge, green building, energy conservation, etc.). Including but not limited to cooperating with civil defense design work and assembly design review work, in addition to completing the work content of each design stage; The corresponding design work required for handling various approval procedures in the early stage of the project (including but not limited to cooperating with civil air defense approval, sunshine analysis review and related surveying and mapping, construction project planning permit, planning and design scheme, pipeline comprehensive planning preparation, pipeline comprehensive, rainwater and sewage pipeline design, etc.); During the construction coordination phase, opinions are solicited from the user unit, opinions are solicited from relevant approval departments, design related regulations are submitted for review and filing, overall coordination and review of special designs are carried out, expert reviews related to design are participated in, design risk control is carried out, various design related meetings are attended, design related issues are coordinated during the construction process, various special designs are coordinated and integrated, assistance is provided in reviewing material samples and sample selection, coordination with design optimization units, coordination with construction optimization design, quality control of project construction and providing written review opinions and suggestions, handling on-site design changes, cooperating with trial operation, cooperating with completion acceptance and handover, cooperating with completion drawing preparation and other design coordination services. 3、 Qualification requirements for bidders: 1.
