Bidding Announcement for EPC of Langya Innovation Port Park Service Supporting and Apartment Decoration Renovation Project (Qualification Review, Evaluation Separation) 1. Bidding Conditions: The EPC of Langya Innovation Port Park Service Supporting and Apartment Decoration Renovation Project has been approved for construction by the Jurong Municipal Government Service Management Office under the document number Ju Gongzheng Bei [2025] 354, and the bidder is Jiangsu Rongkun Asset Management Co., Ltd. The construction funds are self raised, and the project contribution ratio is 100%. The project has met the bidding conditions and is now open for bidding for the general contracting of the project. Interested potential bidders are invited to participate in the bidding. 2. Project Overview and Bidding Scope 2.1 Project Overview 2.1.1 Construction Location: Huangmei District, Jurong Economic Development Zone; 2.2.2 Construction Scale: Proposed renovation and renovation of Langya Innovation Port Apartments and supporting services, involving an area of approximately 50000 square meters; 2.2.3 Estimated Contract Price: 43.79 million yuan; 2.2.4 Total construction period requirement: 120 calendar days. Design start date: June 20, 2025. Construction start date: July 20, 2025. Project completion date: October 20, 2025. After receiving the bid notification, the design unit must submit qualified design results to the construction unit within 30 days. The project construction unit shall complete the project construction within 90 days. 2.2 Bidding Scope: 1. Design: including but not limited to scheme design (including optimization), preliminary design (including complete budget design and approved by relevant departments), construction drawing design, including architecture, structure, water supply and drainage, HVAC, electrical, intelligent, fire protection, decoration, curtain wall, etc. Until completion acceptance, overall handover, file handover, and defect repair and warranty work during the project warranty period, complete and cooperate with the employer to handle a package of turnkey projects such as construction application, approval, drawing approval, and relevant department settlement (audit). 2. The construction content includes: all construction contents within the design scope (subject to the construction drawings approved by the administrative department and required by the construction unit, and the construction drawing budget for limited design); Including but not limited to all project work related to the construction, structure, water supply and drainage, HVAC, electrical, intelligent, fire protection, decoration and renovation, curtain wall, equipment procurement, completion acceptance, warranty, protective facilities, etc; If the employer fails to initiate the project after the bidding is completed, the contractor shall not request any compensation for any expenses; When the employer fails to initiate part of the project, the relevant project engineering costs shall be directly deducted at the time of settlement, and the contractor shall not propose any form of compensation to the employer. 3. Quality objective: The design must comply with the requirements of the design task book and the employer's requirements (limited design), and all design content must be reviewed or approved by relevant administrative authorities. The design unit should closely cooperate with the construction unit after the project is launched to ensure that the construction quality is qualified. The design should be strictly implemented in accordance with the quota design requirements of the construction unit. 3. Qualification requirements for bidders: 1.
