Project Overview 1.1 Lessor: Nanjing Xuanwu Lake Park Management Office 1.2 Rental Object: Xuanwu Lake Scenic Area "Xuanwu Gate Service Point 03" Property 1.3 Rental Approval Status: Nanjing Finance Bureau's "Reply on the Public Rental of Some Properties of Xuanwu Lake Park Management Office" (Ningcai Zifu [2025] No. 50) 1.4 Listing Start and End Date: June 20, 2025- July 9, 2025 1.5 Acceptance of Registration Time: During the listing period (working hours) If no interested tenants are collected by the end of the listing period (excluding statutory holidays), the information announcement period will not be extended. 1.6 Transaction Method: After the listing period expires, if only one eligible potential lessee is recruited, an agreement will be adopted to lease at a price not lower than the listing price; When two or more eligible potential tenants are recruited, online bidding will be used to determine the tenants. 2. Rent Price and Payment Requirements 3.1 Rent Price (10000 yuan/year): 553.2 Lease Term (months): 60 months (with a 30 day decoration rent free period) 3.3 Rent Payment Deadline Method: Annual Payment (paid first, used later) 3.4 Lease Deposit (10000 yuan): 16.54. Requirements for the Lessee: (1) The intended lessee must be a corporate legal person with full civil capacity. (2) The intended lessee shall only use the leased property for the operation of beverages (which must be directly operated). (3) The intended lessee must be the owner of the brand trademark of the store they operate, with a trademark registration period of not less than 5 years (including 5 years, as of the date of announcement). There are no less than 100 stores operating under the registered trademark nationwide (they must submit a list of relevant registered trademarks and domestic chain stores to the lessor within the registration period).
