1. Bidding conditions: This bidding project has been approved for construction by the Development and Reform Bureau of Liangqing District, Nanning City at 2307-450108-04-01-667215. The bidder is Guangxi Ruiqi Real Estate Development Co., Ltd. The construction funds are self raised by the enterprise, and the project contribution ratio is 100%. The project has met the bidding conditions and is now open for bidding for the construction of the fine decoration project in the public areas of buildings 5-7, 12-17, and 19-20. 2. Project Overview and Bidding Scope 2.1 Project Bidding Number: JTHSQYT-GZ-029 (2025) 2.2 Construction Location: No. 21 Lutan Road, Liangqing District, Nanning City. 2.3 Construction Scale: The total land area of this project is 63081.60 square meters (approximately 94 acres), with a total construction area of 246734.33 square meters, including a capacity building area of 189244.68 square meters. The scope of this bidding is the construction of the fine decoration project for the public areas of buildings 5-7, 12-17, and 19-20, with a decoration area of approximately 7655 square meters. 2.4 Estimated contract price: approximately 12.31 million yuan. 2.5 Required construction period: The total contract period is 180 calendar days. The construction period for the first batch of buildings 5 #, 6 #, 7 #, 12 #, 13 #, and 15 # is 90 calendar days, and the construction period for the second batch of buildings 16 #, 17 #, 19 #, and 20 # is 90 calendar days (the actual start date shall be subject to the written notice from Party A, and the total construction period shall remain unchanged). 2.6 Bidding Scope: Construction of the refined decoration project for the public areas of buildings 5-7, 12-17, and 19-20 in Jiaotou and Shunqing Yuntai, including all construction contents in the construction drawings and lists for the public areas of buildings 5-7, 12-17, and 19-20 (including the basement elevator hall, basement light hall, first floor lobby, standard floor elevator hall, and elevator car), including but not limited to the construction of masonry works, ground engineering decoration, wall and column engineering decoration, ceiling engineering decoration, elevator car decoration, unit door production and installation, other decoration works, and the construction, inspection and testing, acceptance, finished product protection, and completion of the handover with landscaping and other specialties within the scope of this bidding. Cleaning and related work. Ceramic tiles and rock slabs are supplied by Party A. For specific details, please refer to the construction drawings, bill of quantities, and bidding documents. 2.7 Section division: 1 section 3. Qualification requirements for bidders 3.1 This bidding requires bidders to have a valid business license and a registered capital of not less than 20 million yuan. Having a valid safety production license, possessing a second level or higher qualification for professional contracting of construction and decoration engineering, and possessing corresponding construction capabilities in personnel, equipment, funds, and other aspects. Among them, the bidder's proposed project manager must possess the qualification of a first-class registered constructor in the field of construction engineering and have a valid safety production assessment certificate (Class B). This project does not accept construction engineers who are currently under construction, have won bids but have not yet started construction, or have been listed as the top candidate for other project bids as project managers. 3.2 Performance Requirements: The bidder shall have completed or undertaken two or more similar projects during the assessment period.
