Starting from April 15, 2025, the Wuchang Street Office of the People's Government of Yuhang District, Hangzhou City, will publicly bid for the five-year lease right of the shop located at 43-6 Xiting Jiayuan in Wuchang Street, Yuhang District, Hangzhou City on the Alibaba asset disposal platform. The bidding subject is the five-year lease right of the shop located at 43-6 Xiting Jiayuan in Wuchang Street, Yuhang District, Hangzhou City, with a building area of 122.42 square meters. 2、 The starting price for the first year's rent is 46828 yuan, with an increase of 2000 yuan or integer multiples, and a bidding deposit of 46828 yuan. All rental and property fees for this bidding are paid annually, with payment made before use. Bidders are required to pay the next rental and property fees one month in advance. The rent remains unchanged for the first three years, and from the fourth year onwards, the rent will increase by 6% on the basis of the third year. The rent for the fifth year will be the same as the rent for the fourth year. The performance bond for the bidding subject "House Lease Contract" (Attachment 1: "House Lease Contract Template") shall be charged at 20% of the first year's transaction price. If the bidder does not breach the contract or other circumstances upon expiration of the contract, it shall be refunded without interest. 3、 Disclosure of Major Matters: (1) This property is leased for the right to use state-owned assets (property use), which is not equivalent to online judicial auction. The subject matter is tendered for lease based on its current condition. The actual area shall be based on the property ownership certificate area, and any errors shall not affect the transaction price. (2) The bidding property is street shops, and bidders can operate commercial and service businesses that are pollution-free and noise free. The business format must meet the licensing requirements of the market supervision department and cannot operate without a license. The following industries are not allowed to operate: catering (except for those that have obtained administrative licenses in accordance with the law); Production, processing, and manufacturing of metals, wood, and other materials that generate noise and dust pollution; Motor vehicle cleaning, maintenance, and beauty; Bulk building materials; Logistics, express storage, and transit distribution (excluding convenient express stations); Waste recycling and recycling of renewable resources (excluding public welfare services); Public entertainment venues such as bathhouses, foot baths, dance halls, and internet cafes (excluding those that have obtained administrative licenses in accordance with the law); Pet care, as well as other industries that violate socialist ethics and legal prohibitions, and do not comply with relevant industry regulations such as fire safety, environmental protection, and urban management. (3) Special note: 1. If the bidder requests to terminate the lease during the first two years (including the decoration rent free period), the property owner agrees to handle the termination procedures for the house first, and has the right to deduct the loss expenses during settlement. The loss costs include auction and rental fees, online auction platform fees, housing vacancy fees, and other expenses. Calculation standard for housing vacancy fee: 1. Rent corresponding to the rent free period for all decoration; 2. Re listing period of 50 days corresponds to the corresponding amount; 3. Rent for the lease period from the rent free period for decoration to the date of termination by Party B. The above amount shall be calculated based on the current rental standard at the time of termination by Party B.
