Starting from April 15, 2025, Hangzhou Yuhang District Grain Storage Co., Ltd. will conduct a public auction on the Alibaba asset disposal platform for the five-year lease right project of Building 103 on the first floor of Building 4, Gangyuan Road, Linping District, Hangzhou City. The bidding is hereby announced as follows: 1. Bidding Object: Number, Name, Lease Term, Building Area, First Year Rent, Starting Price (yuan), Bidding Deposit (yuan), Performance Deposit (yuan), and Price Increase (yuan). The lease right for the first floor 103 of the factory building (formerly warehouse 1 in the development zone) is for 5 years with an area of 1332.16 square meters and a transaction price of 382016140000 yuan. The rent for 3 months is 1000 yuan or an integer multiple. The rent for the bidding subject is paid annually and can be used after payment. The rent increases by 5% month on month each year, and there is no rent free period for decoration. 3、 Disclosure of Major Matters: The bidding for the leasing rights of the subject property in this auction is a bidding for the leasing rights of state-owned assets, which is not equivalent to online judicial auctions. The subject matter will be tendered for lease based on the current situation, and any discrepancies in the area will not affect the transaction price. The bidding format for this bid is limited to warehousing only, and hazardous chemicals, contaminated and flammable/explosive materials are not allowed to be stored. The subject of this auction is currently under lease. If it is not won by the original lessee, the original lessee will dismantle and move out the necessary items after the lease expires. Therefore, the appearance, structure, decoration, quality, etc. of the house will be based on the current condition of the house when it is handed over after moving out. For bidding with defects, all bidders are required to inspect the sample in person before bidding, understand the specific situation of the property, and participate in the auction with caution. Once they register and bid, it will be regarded as recognition of the current condition of the property and their own responsibility. There may be a situation where the original lessee delays the delivery of the auction item, and the property owner and auction company will assist in vacating the house for delivery. If the delivery is delayed, the specific delivery time will be notified by the property owner. The property owner and auction company do not make any promises regarding the delivery date, nor do they provide any economic compensation or indemnification. Bidders are advised to carefully consider the risk of delayed delivery of the property. The "House Lease Contract" shall be signed after notification by the property owner, and the lease commencement date shall be calculated from the date specified in the "House Lease Contract". Before participating in the bidding, bidders are required to consult and confirm with relevant functional departments whether their proposed business projects can pass the approval of various administrative departments such as fire protection and environmental protection, and whether they can apply for business licenses and permits. The property owner and auctioneer do not make any promises or assume corresponding responsibilities for this. The auction item cannot be subleased. After successful bidding, the buyer shall not change the structure of the house without the consent of the property owner or the disposer. The auctioneer, property owner, or disposer shall not be held responsible for this. The buyer shall bear all expenses related to the maintenance, decoration, and addition of the subject matter on their own.
