Starting Fragment: Hangzhou Future Science and Technology City Park Management Co., Ltd., commissioned by Hangzhou Yuhang Municipal Public Construction Co., Ltd., will publicly bid on the three-year lease right project of the shop located at Room 102, Building 7, No. 999 Jingxing Road, Cangqian Street, Yuhang District, Hangzhou City on the Alibaba Asset Disposal Platform from 10:00 am on April 28, 2025 to 10:00 am on April 29, 2025 (excluding any delays). The bidding subject is: the three-year lease right of the shop located at Room 102, Building 7, No. 999 Jingxing Road, Cangqian Street, Yuhang District, Hangzhou City, with a building area of approximately 165 square meters. Starting price: 84014 yuan/first year, bid security deposit: 30000 yuan, performance security deposit: transaction price of 3 months' rent, price increase: 500 yuan or multiple. 2、 The total rent during the lease term of the bidding subject shall be allocated to the lease period, with a rent free period (including decoration period) of 6 months; The rent is paid every six months and needs to be paid one month in advance. The rent increases by 2.5% month on month every year. 3、 Disclosure of Major Matters: The bidding for the leasing rights of the subject property in this auction is a bidding for the leasing rights of state-owned assets, which is not equivalent to online judicial auctions. The subject matter shall be leased through bidding based on the current situation, and the actual area shall be subject to the final calculated area. Any errors shall not affect the transaction price. The bidding format for this bidding is limited to convenience stores only, and the participating brands must have two or more chain stores operating within Hangzhou city. The subject of this auction is currently vacant, and all decoration equipment, facilities, and indoor items in the house are not within the scope of this auction. The appearance, structure, decoration, quality, etc. of the house are based on the current condition of the house at the time of handover after moving out, and are subject to bidding with defects. Bidders are requested to conduct their own investigation, evaluation, and confirmation. The property owner and auction company do not make any promises regarding this. Each bidder should visit the property in person before bidding, understand the specific situation of the property, and participate in the auction cautiously. Once a bid is registered, it is considered as recognition of the current status and other requirements of the property, and the responsibility is borne by the bidder. After the successful bidding, the "House Lease Contract" can only be signed after being notified by the property owner. The contract template is for reference only, and the actual signed version shall prevail. After the successful bidding of the subject matter in this auction, bidders are not allowed to transfer their leasing rights, sublease, or sublet. If a bidder transfers their leasing rights, sublease, or sublet without authorization, the property owner has the right to terminate the "House Lease Agreement" signed with the bidder at any time, confiscate the bidder's performance bond, order the bidder to move out within a specified period of time, and do not provide any compensation or indemnification to the bidder. The buyer shall handle the approval procedures for engaging in business activities, outdoor signage and advertising, as well as fire safety approval procedures on their own. The property owner or disposer is only responsible for providing existing relevant materials and documents, and some of the subject property rights are incomplete. If the buyer is unable to obtain relevant business licenses or approval procedures due to the lack or absence of relevant certificates, completion acceptance reports, and fire safety acceptance documents for the house, the property owner and auctioneer shall not be held responsible.
