(April 7, 2025) 1.4 Listing Start and End Date: April 24, 2025 May 16, 2025 1.5 Registration Acceptance Time: Within the listing period (excluding working hours and statutory holidays) 1.6 Transaction Method: After the listing period expires, if only one eligible potential lessee is recruited, an agreement will be adopted. Renting at a price not lower than the listed price; When two or more eligible potential tenants are recruited, online bidding will be used to determine the tenants. 2. Basic Information of the Rental Subject 2.1 Location: No. 228 Zhongshan Road, Xuanwu District, Nanjing 2.2 Property Ownership Certificate: Yes 2.3 Building Area (㎡): 1048.49 Months (no rent free period) 3.3 Rent payment term: Half year payment (pay first, use later) 3.4 Lease deposit (10000 yuan): 3-month transaction rent 4. Requirements for the lessee: (1) The intended lessee must be a legal entity with full capacity for civil conduct. (2) The intended lessee shall not sublease the leased property, use it for illegal financial transactions, or engage in any behavior that violates public order and good customs. (3) When registering as an intended lessee, a stamped and confirmed "Commitment Letter" must be submitted (see attached "Investment Promotion Document for Overall Rental of 18th Floor Office Building in Metro Building" for details). (4) The intended lessee must commit to having no adverse records on the "Credit China" platform. (5) The rental business of this subject is limited to office use only and cannot be used as a window for external services. After leasing this subject, the lessee shall not engage in the insurance, training, or other industries that may affect the overall image of the property. (6) We do not accept registration as a consortium. 5. Other requirements: (1) Rent increase method: The first contract year remains unchanged, and the rent increases from the second contract year onwards, with each contract year increasing by 2% on the basis of the previous contract year's rent. (2) The lessee shall sign the "House Lease Agreement" with the lessor within 10 working days from the day after determining the lessee's eligibility (see attached "Investment Promotion Document for Overall Rental of 18th Floor Office Building in Metro Building" for details).
