Project Overview 1.1 Lessor: Nanjing City Vocational College (Nanjing Open University) 1.2 Rental Object: S10, 1st floor of the Lishui Campus Life Service Center of Nanjing City Vocational College (Nanjing Open University) Approval of Rental Behavior for Beverage Store Property 1.3: Approval of Real Estate Rental of Nanjing Urban Vocational College (Nanjing Open University) by Nanjing Municipal Finance Bureau (Ningcai Zifu [2025] No. 14). 1.6 Transaction Method: After the listing period expires, if only one eligible potential lessee is recruited, an agreement will be adopted to lease at a price not lower than the listing price; When two or more eligible potential tenants are recruited, online bidding will be used to determine the tenants. 2. (2) Current leasing status: The original lease contract expires on July 31, 2025 and is currently being used by the original tenant. The transfer of the property is the responsibility of the lessor. (3) The subject matter of this lease will be rented out as a whole without splitting. 3. Requirements for the Lessee: (1) The intended lessee must be a corporate legal person with full civil capacity. (2) The intended lessee shall only lease the subject matter for the purpose of operating a beverage shop and shall not use open flames. (3) The intended lessee must be the owner or licensee of the brand trademark of the store they operate. The brand trademark is currently operating in no less than 100 stores nationwide, and relevant proof materials must be submitted to the lessor within the registration period. (4) The intended lessee must submit a signed and stamped "Commitment Letter" (see attachment for details) when registering. (5) The intended lessee shall not sublet or share the leased property, shall operate in accordance with the law, shall not use it for illegal financial business, and shall not use the property for other illegal and criminal activities.
