Project Overview 1.1 Landlord: Nanjing Hexi Jianhuan Environmental Service Co., Ltd. 1.2 Subject Name: Xiangyu Building, No. 34 Huju South Road, including one storefront at Xiangyu Building, etc. 1.3 Listing Start and End Date: April 15, 2025 May 14, 2025 1.4 Registration Acceptance Time: Within the Listing Period (excluding working hours and statutory holidays) 1.5 Transaction Method: After the Listing Period expires, if only one eligible prospective lessee is recruited, the requirements of the announcement shall be followed. Requirements for the lessee: (1) The intended lessee must be a natural person, legal person (and its legally established branch) with full civil capacity Other organizations and individual businesses. (2) The intended lessee must have good credit and no negative records on the "Credit China" platform. (3) The intended lessee shall not sublease the leased property, use it for illegal financial transactions, or engage in any behavior that violates public order and good customs. (4) The intended lessee is only allowed to use the commercial office space after leasing this subject matter for office purposes. The storefront can be used for external operations and shall not be used for commercial activities that cause high pollution, noise, or flammable and explosive materials. It shall not be used as a storage warehouse for dangerous goods, bathroom, chess and card games, foot massage, catering, etc. It is not allowed to use open flames, engage in illegal activities such as pornography, gambling, and drugs, and shall not be used for other production and operation activities that affect daily order. (5) We do not accept registration as a consortium. (6) It shall not exceed the business scope approved by the intended lessee's business license. If the business scope involves franchising, the corresponding business license must be provided. 5. Other requirements: (1) Rent growth method: No growth. (2) The lessee shall sign the "House Lease Agreement" with the lessor within 10 working days from the day after determining the lessee's eligibility.
