According to the relevant provisions of the Civil Code of the People's Republic of China, Property Management Regulations, Sichuan Province Property Management Regulations, Interim Measures for the Management of Bidding and Tendering of Early Property Management, and Sichuan Province Property Service Bidding and Tendering Management Measures, Wusheng Ruifeng Real Estate Development Co., Ltd. and "Runze Yuan" (development enterprise, community name) have publicly selected and hired property service enterprises. The relevant matters are announced as follows: 1. Property Overview: Total net construction land area: 58486.00 square meters; Total construction area: 132152.93 square meters; Residential building area: 81991.20 square meters, a total of 21 buildings, 616 households; Commercial: 3055.42 square meters; Other building area (including garage, equipment room, etc.): 47106.31 square meters; Garage: 734 units; Green space ratio: 36.88%; Floor area ratio: 1.47. Total property management space: 234.19 square meters; Located on the first floor of 124.32 square meters and underground garage of 109.87 square meters. The area of the house used by the homeowners' committee is 30.65 square meters; Located on the first floor. 2、 The qualification requirements for bidding units are that the main body of property services in the early stage is an enterprise established in accordance with the law, engaged in property service activities, and has independent legal personality, and meets the following criteria: (1) having the ability to independently assume civil liability; (2) Establish enterprise credit files in the credit information management system of property service enterprises in Sichuan Province, and ensure that the enterprise credit rating is not lower than A level; (3) Having a good business reputation and sound financial system; (4) Having the necessary equipment and professional technical capabilities to fulfill the contract; (5) Having a good record of lawfully paying taxes and social security funds; (6) There is no significant illegal record in business activities within the three years prior to participating in this bidding; (7) Other conditions stipulated by laws and administrative regulations. 3、 When registering, the following documents should be provided: the original introduction letter from the handling personnel's unit, a copy of the business license (three in one), a copy of the handling personnel's ID card, a screenshot of the credit score website, etc. After submitting the documents for verification, the original copies should be kept (all copies must be stamped with the bidding unit's seal). 4、 For enterprises that meet the above requirements for bidding registration time and address, please contact Ms. Zhao at 0826-6301688 from April 23, 2025 to April 28, 2025 (9am to 12pm and 3pm to 6pm on weekdays).
